Spring Workday
This Saturday, May 12, 2012
It's that time of year again when we all come together and lend a hand to ready the club for the summer season. Come on down to the clubhouse at 9:00am. A list of jobs, both big and small, will be posted throughout the clubhouse. All supplies and tools will be provided. This is a great time to meet other members. The weather is supposed to be great, sunny and 76! Bring the kids along, as there's a job for everyone.
As always, a hot lunch, drinks, snacks, and dessert will be served.
Calendar of Events Updated!
As of May 6, 2012
A few changes have been made to the 2012 Calendar of Events. Click on Events on the left for the latest version of the calendar.
Project Playground
Save the date: August 25, 2012
Beef Steak Dinner & Chinese Auction!!!
The large jungle gym equipment is aging, in need of continued repair, and will need to be replaced in the next few years. Having safe equipment for the children to enjoy is a top priority for the Club. Although we have been setting aside reserve funds for the playground, we will need assistance from our members to make up the difference.
We're excited to announce our first annual Project Playground Beef Steak Dinner & Chinese Auction. These types of events are always very successful, and tickets sell out quickly. If you've been to a Beef Steak Dinner before, you know they are well worth it! Help us help the kids of OBYC!
We Need Prizes!
We would greatly appreciate your assistance in gathering prizes for the Chinese Auction. If you own a business, or know someone who does, please consider contributing an item. We could also use help from our members by visiting local business and asking them to donate an item or gift certificate for this very worthy cause. Each donor will be recognized in the event program. Thanks in advance for your help!
More details to follow, so make sure you save the date! Contact Donna Skwarek for more information.

Rules & Regulations Updates
Several updates have been made to the Rules & Regulations. Click on Members on the left to view the latest version of this document.
Of special note is a new rule that limits pools to "kiddie" pools with a maximum diameter of 6' and a maximum height of 12".
Tax Appeals
It's that time of year again to consider whether or not to appeal your OB II property taxes. Given the declining real estate market, it may be beneficial to appeal your taxes, especially if you have not done so following the revaluation a few years ago.
Click on the following link for information from the tax appeal attorney that handled many of our appeals.
Here's the letter that we sent to the membership in January 2009 following the revaluation, which also contains detailed tax appeal information.
Construction Note
No Trespassing and Cutoff Date
To all members that are rebuilding or renovating, please note that you should not use a neighbor's driveway, electric, etc, without their direct permission. We have already had reports this winter of a builder placing a dumpster in a neighbor's driveway, using the electric from another house, and using someone else's barbecue. Contractors are parking trucks in other driveways, and making a real mess out of the stones, and creating ruts with the large tires.
Let's all be neighborly and considerate during construction projects. Please advise your builders and subcontractors that they may NOT use someone else's driveway, electric, etc, with first contacting that member for their permission. Also, visit your site frequently throughout construction to ensure that the builder is adhering to the above, and that the site is neat and free of unnecessary construction debris.
Finally, remind your general contractor that all construction must cease on June 15th. This is a hard deadline, and must be met. No exceptions will be granted. No banging, sawing, or other noise making activity may take place, and all construction material, commercial vehicles, and debris must be removed from the property. The only interior work that may be conducted is painting.
Please keep in mind that we have guests that pay a lot of money to rent in our community, and should not be bothered with construction related noise, debris, and construction vehicles. It is up to the member to communicate this deadline with the builders and subcontractors, and to ensure that they will meet it. If the deadline is not met, construction must cease, and may resume the Saturday after Labor Day.

House Raising Assistance
Increased Cost of Compliance (ICC)
For those homeowners with flood insurance, you may receive money to help offset the cost of raising your home if it was flooded. If your policy contains an ICC clause, or Increased Cost of Coverage, here is some important information that you will need to submit your claim.
If the damage to the home exceeds 50% of the assessed value of the structure, there is a standard letter that FEMA and your insurance carrier need from the township.
Anyone who is considering putting in a claim under the ICC clause, and thinks that they may want to raise their home above the base flood elevation, should email or visit Bob Chankalian at Toms River Township with a copy of an estimate by a contractor to repair the current flood damage only. Bob will compare the estimate to the assessed value, and if it is over 50% of the assessed value, which all have been so far, Bob will email the required FEMA ICC letter to you usually within a day.
The ICC letter basically means that it is in FEMA's best interest to pay to raise the home since the current damage and future damage will probably cost more than the cost of raising the structure. One of our members is receiving a $20,000 FEMA grant for raising their home.

Important Message from Senator Frank Lautenberg
I am writing because you have corresponded with me in the past, and I want to provide you with a critical update on Federal Government disaster assistance that is available for New Jersey residents harmed by Hurricane Irene. If you yourself have not suffered damage, please forward this information to any family or friends who may need assistance.
Yesterday, President Obama issued a Major Disaster Declaration for damage resulting from Hurricane Irene in our state, which makes many New Jersey residents eligible for a number of Federal disaster relief programs. These programs offer grants and loans to individuals and loans to businesses. The Federal Government has set up a website that allows people to apply online for assistance:
http://www.disasterassistance.gov
This website consolidates the application process across several Federal agencies, including FEMA and the Small Business Administration. The website also reduces the number of forms you will ultimately have to fill out, shortens the time it takes to apply and allows you to check the progress of your applications online. If you want to apply by phone rather than the Internet, you can call 1-800-621-FEMA (1-800-621-3362).
While the damage suffered across New Jersey is devastating, I know our state can rebound quickly. Federal aid will play a crucial role in our recovery, so please take advantage of the resources available. Please don't hesitate to contact me anytime regarding this or other issues.

There will be a third collection in May on May 31st, 2011. Your garbage collection will continue to be picked up on Mondays during the once-a-week schedule and Mondays and Thursdays during the twice-a-week schedule, which will start the week of July 4th and end on September 1, 2011. Volunteer Weeders Needed
We had a great recommendation from a member regarding helping those who cannot weed their own properties, such as the elderly and handicapped. We'd like to put together a group of volunteers that would be willing to assist those in need.
If you would be interested in helping out, please use the Contact Us link to be placed on the list of volunteers.
Thanks in advance for your assistance!

Movies on the Beach
OBYC is extremely grateful for the Stephanie Zagata Neglia Memorial donation of the outdoor movie screen and equipment. Thanks to Stephanie's family and generous donations by our members, families can now enjoy childrens movies on the beach. If you haven't been to one of the movie nights, you really should make a point of joining us for the next movie. The jumbo screen and sound system are spectacular! A perfect way to spend the evening with the family.

See the Upcoming Events on the right for the movie schedule.
Special thanks to Eric Neglia for this wonderful idea, and for researching and purchasing the movie equipment. Stephanie, Eric, Riley and Jack enjoyed a similar setup at Disney World, and thought it would be a great idea for our OBYC children to share a special night with their families on the beach. Thanks to Donna Skwarek and the Special Events committee for organizing the movie nights.
Please Drive Safely Around OBYC

Have a safe and happy summer!
